Before you call

What to have ready

You don't need any of this to start, but these details let Matthew give you a specific answer instead of a general one:

  • The property address and county, or the towns you're considering. Matthew will check them against the USDA eligibility map.
  • Household size and every adult's income — including adults who won't be on the loan — plus dependents, childcare costs, and any elderly or disabled household members. See USDA income limits.
  • A rough credit picture: an approximate score and any bankruptcy, foreclosure, or collections. See USDA credit requirements.
  • Monthly debts such as car loans, student loans, and credit cards.
  • Cash for closing: savings, a gift, or an assistance program you're considering.
  • If refinancing: confirmation that your current loan is USDA, the servicer, and roughly when it closed. See USDA streamline refinance.
The process

What happens after you reach out

  1. A direct conversation with Matthew about where you want to live, who's in the household, and what you want to accomplish.
  2. Eligibility checks on the address and household income, with a plain-English explanation of the result.
  3. A program comparison if it's useful — USDA alongside FHA or conventional — so you can see what each would require.
  4. Pre-approval through a secure application once you're ready, subject to underwriting and USDA's review.
  5. Updates through closing, including coordination with your agent on the appraisal and contract dates.

If USDA doesn't fit, Matthew will say so and explain the alternatives — see USDA vs. FHA vs. conventional.
